The proposed project sits on top of the community's water and wildlife reality.

Brooker Creek runs through the Tarpon Woods landscape and splits the golf course. Residents have documented flooding and long-term drainage concerns, while public materials describe the course ponds as part of the neighborhood flood context. Any plan that fills ponds, changes grades, excavates land, adds roads, adds homes, or fences off wetland areas must be evaluated against the whole watershed and neighborhood system. Residents should also understand that a mitigation bank may involve restricted access, fencing, dense managed vegetation, monitoring, and credits sold to offset wetland impacts elsewhere.
