SAVE TARPON WOODS - DENSITY / 320 UNITS RECORDS CHECKLIST Last prepared: August 19, 2026 Purpose Request the parcel-specific public records needed to determine the current basis and legal status of the historical approximately 320-unit figure. This checklist does not assert that the units are vested, transferable, buildable, approved, expired, or extinguished. Relevant known parcel reference - Golf-course parcel identified in the August 21, 2024 County overview: 34-27-16-00000-140-0000. - Ask the County to identify every other folio, title parcel, deed area, or master-plan tract relevant to the approximately 320 units rather than assuming a parcel number. Please provide nonexempt copies of: 1. A current zoning certification letter for each relevant parcel, identifying zoning, Future Land Use, overlays, permitted uses, nonconforming uses, variances, special exceptions, and operative site/master plans. 2. The operative recorded Development Master Plan or Residential Planned Development plan for Ridgemoor Tract 8 / Tarpon Woods Addition 2 / Clear Creek and every amendment, modification, release, assignment, development agreement, staff interpretation, and superseding plan. 3. The complete September/October 1983 agreement, warranty deed, and Exhibit A referenced in Pinellas County's July 30, 2009 letter, plus every later recorded instrument affecting the stated 400-unit limitation. 4. The complete file supporting the July 30, 2009 County letter, including the request, research notes, parcel maps, density calculations, site-plan records, and attachments. 5. Any current County calculation or written determination identifying the exact parcel, tract, deed area, or master plan to which any remaining residential units apply. 6. Any County determination addressing vesting, transferability, expiration, abandonment, assignment, concurrency, floodway constraints, development rights, or allocation of the approximately 320 units. 7. Any application, pre-application, concept plan, master-plan modification, Future Land Use Map amendment, rezoning, site plan, development agreement, or residential proposal filed after August 21, 2024 for the golf-course property or the property said to hold the density. 8. Current parcel maps, legal descriptions, and GIS extracts sufficient to reconcile tax folios, title parcels, the approximately 59.20-acre 1983 deed area, the golf-course property, and the proposed mitigation-bank/easement footprint. 9. Any County analysis of how a conservation easement over all or part of the proposed mitigation-bank footprint would affect density, development rights, master-plan entitlements, or transfers elsewhere. 10. If Application 930235 is later approved: the final executed and recorded conservation easement, legal-description exhibits, title policy, subordination instruments, and County records addressing the easement's land-use effect.
